As of 21st May 2010 any property that is marketed for sale or put up for rent in England and Wales by law requires an Energy Performance Certificate (EPC). It is the responsibility of the person selling or renting out the property to show buyers and tenants the EPC. Without a valid EPC the building owner can be fined up to £5000.
An EPC is currently valid for 10 years. If imporvements have been made to the property in this time e.g cavity wall insulation it may be beneficial to have a new EPC to reflect the changes.
How do I improve my energy rating?
Your rating can be improved through solar panels, an A rated boiler, room thermostats, cavity wall insulation, loft insulation, double glazing, floor insulation and energy saving light bulbs.
